Some recent projects include:
First 5 LA
With generous support from First 5 LA, John led a team in a multiyear project that resulted in the creation of three collaboratives of childcare providers in LA County. The collaboratives are enabling childcare providers to share information, professional development, substitutes, specialized staff, and fund development. This helps providers to manage their organizations more effectively, increased revenues, reduce their costs, and improve quality of the care they provide to children and families.
Appalachian Community Capital
Appalachian Community Capital is a wholesale development finance intermediary that seeks to increase business lending in Appalachia by providing certified community development financial institutions and other high-performing loan funds with new sources of capital. BWB Solutions assisted ACC in creating a strategic vision, financial model and business plan for the capitalization and operational structure needed to launch in 2013. We also supported ACC to identify private sector capital sources, which helped the intermediary meet its initial capitalization goal of $15 million.
Grounded Solutions Network
Grounded Solutions Network helps promote housing solutions that will stay affordable for generations so communities can stabilize and strengthen their foundation for good. BWB Solutions worked with Ground Solutions Network to study the feasibility of a Shared Appreciation Loan Fund, which would provide homebuyers with secondary mortgages that they could repay a share of the appreciation in the home price upon resale of the home. BWB developed a 15-year financial model for the Fund, analyzed, potential operating structures, and determined both the potential demand for loans as well as potential sources of impact investment. Our work enabled the Grounded Solutions Network to forecast the financial feasibility of the loan fund under various assumptions about market growth and financing cost.
The National Home Safety Partnership
BWB Solutions was engaged by Travelers Property Casualty, State Farm Insurance, and NeighborWorks America, a nonprofit organization focusing on housing and community development issues, to help create the National Home Safety Partnership. This new coalition of homeownership insurers, city agencies, foundations, and community-based organizations developed tools and approaches to make homes safer and to reduce insurance losses in 29 cities across the U.S. Activities include safety education, free home inspections, and long-term, low-interest loans for home repairs.
